- Thermal Imaging – The best way to find out about hot spots, insulation issues, leaks, energy loss, and much more is with thermal imaging. We use this tool as needed during each home inspection.
- Moisture Meter – Moisture accumulation may indicate a leak. Even worse, it can become a major breeding ground for mold. Our home inspector uses a moisture meter to further qualify suspected areas of moisture that may otherwise be overlooked.
- Gas Leak Detector – Gas-powered appliances such as hot water heaters can have minor gas leaks that aren’t detectable without a gas leak detector. We check for existing leaks for your protection.

Pre-Listing / Seller’s Inspection

Radon Testing
Radon is a potential issue that all buyers and homeowners should take very seriously. Although you can’t see it, taste it, or smell it, radon in the home can lead to health issues such as lung cancer. In fact, radon exposure is second only to tobacco use as the leading cause of lung cancer deaths nationwide.
With our Radon Testing service, you can find out if there is an excessive exposure issue currently present in your current or future home. We use canisters for the testing process, which typically takes 24-48 hours to complete.
WDO / Pest Inspections
Carpenter ants are a common problem in the Puget Sound Region. These and other destructive species can cause structural issues if given enough time. We provide Wood-Destroying Organisms/Pest Inspections as an add-on service to look for carpenter ants, termites, and other pests in the home.
Water Testing
Many homes in the Puget Sound Region have well water on the property. This can be a great resource, but it can also lead to health issues if the water becomes contaminated. With this add-on inspection service, we’ll take a water sample and test it to find out if there are potentially harmful pathogens or bacteria in your water supply. It’s always wise to have well water checked on a new property before you start drinking it.
Mold Sampling
Find out if mold may be an issue in your new home by getting our Mold Sampling add-on inspection service. We perform both air and swab sampling to give you the most accurate results. Mold can cause extensive damage to your home, along with health complications. Getting the home tested for mold is a good way to help protect your family–and your pocketbook.
Additional Buildings On-Site
If there are any additional buildings on the property, we can inspect them with this add-on service. Everything from sheds to old barn structures may be present when you buy a new home. Unless you’re planning to simply tear those structures down, it’s wise to get them professionally inspected.
